Could You SELL your OWN Home?

Selling a home is a complex task.  Whether you are capable of handling this task on your own, or whether you would be better off using a Realtor, will largely depend on your answers to the following questions:

  1. Are you familiar enough with the ever changing real estate market to accurately evaluate your home and market it at a price that will attract buyers yet at the same time be attractive to you?.

  2. Do you have sufficient knowledge of the law and the many regulations that affect the sale of property?

  3. Do you have the skills to advertise and promote your property effectively?  Do you know how much advertising costs and where to place advertising to get the adequate exposure?

  4. Are you a good negotiator?   Will you be unnerved by aggressive buyers looking for bargains?

  5. Did you know that by law all purchasers of real estate in B.C. must pay a government tax.  Do you know how much?

  6. Do you have the time to show your home to all the prospects at the time of day that is convenient to the prospect?  If you take the day off or are not available can you take the chance that you may have missed the one big chance to have a sale.

  7. When the doorbell rings with a prospective buyer, will you be able to determine if that buyer is serious, is financially qualified or worse would you be able to determine  or  protect yourself if that person was really a thief or con artist?

  8. Do you have the knowledge and contracts necessary to structure an agreement?

  9. Do you have the contacts and knowledge to help a buyer to arrange for a mortgage?

After you have totaled all of your selling expenses, including non monetary costs such as time invested, invasion of privacy, loss of free time, other interruptions, disruptions and frustrations, ask yourself if you truly saved money by selling the home all by yourself.

Most people feel that they don't have the time, objectivity or skills to undertake the sale of their own house.
